Legal zoning plan and land use plan amendment:
Following the proceedings to obtain permission to deviate from the land use planning objective, a legal zoning plan was developed and the valid land use plan was simultaneously amended. This facilitated the development of a retail site with ca. 20,000 sqm of sales area as well as an adjacent commercial site with a ca. 90,000 sqm development zone.
Alongside their innovative land use planning, AS+P Albert Speer + Partner GmbH were assigned with the project management as well as the project direction. This encompassed the coordination of the professional experts as well as the collaboration with the city of Groß-Gerau, the architects and the project developer. The stipulations for the legal zoning plan were developed in close collaboration with the future investor. Technical urban design challenges within the project included the integration of the nature conservation requirements, the sewerage as well as the transport accessibility.
