High density, high quality
The new »Holbeinviertel« district is arising on the wasteland where the former Southern Freight Railway Station once stood in Sachsenhausen, close to the city center. The elongated site is on the elevated area that was once the railway embankment and runs parallel to the tracks to the south of it. AS+P's urban plan envisages buildings that grow in height from north to south in order to screen the residential properties from the noise of trains. The development is geared to the scale of buildings in Sachsenhausen and offers attractive views out over the city northwards. The plan foresees a general residential district with some 200 units, a commercial section and a four-group childcare center. One focus of the planning is sustainability and energy efficiency. An overall energy concept was already devised at the urban planning level. Thus, efficient primary energy supplies, for example via a combined heat/power plant and apartments that comply with standards from KFW 60 to passive house class, guarantee affordable flats destined to have a strong future. The district features an above-average number of large apartments in modern multi-story blocks, standalone buildings and spacious loft buildings within green areas and plazas.
