Zoning plan “Expansion of Weiherbreite”, Köfering

The Köfering local authority intends to expand the “Weiherbreite” housing estate by some 17 hectares using faming land to the west of it in order to cover local requirements for land for housing and to ease the strain on housing in the Regensburg region. The public green spaces that run through the housing estate offer areas for relaxation and games close to the houses themselves. The areas designated to compensate ecologically for the use of the land are expected to be to the south of the planned site and come under the same zoning plan.
It is based on the urban development plan AS+P prepared in 2017 for the area covered by the planning. The core element of that plan: residential courtyards, a design idea based on the horseshoe shape of Köfering’s Wasserschloss, a moated manor house. A reinterpretation of this urban planning idea would enable the neighborhoods defined in the area covered by the planning to each have an identity of its own. AS+P developed a zoning plan to lay the relevant foundations in planning law; alongside the planned usages given the pronounced local transportation infrastructure in the area special attention was paid to the particular noise protection requirements.
Parallel to the zoning plan, AS+P devised the changes needed to the land-use plan for the area covered by the “Expansion of Weiherbreite”. AS+P coordinated the work of everyone involved in the planning process. On July 20, 2020 the Köfering Local Authority passed a resolution validating the 10th Change to the Land-Use Plan and approved the statutes for the zoning plan “Expansion of Weiherbreite”. Construction is scheduled to start in 4th quarter 2020.
