The Romanian project developer, Riverinvest SA, assigned AS+P to develop a master plan for the 40 ha Sema Parc in the vicinity of downtown Bucharest. The goal was to offer a mix of office and residential uses supplemented by retail, services, hotel and an entertainment program. The development consists of around 960,000 sqm GFA. It is arranged around a central axis which defines itself through a park, several large squares, as well as two high-rise structures at both ends.
Differing from the general trend in Bucharest of larger shopping malls, the retail area was integrated into a more urban, mixed-use structure creating the "shopping village". The open space concept as well as the infrastructure was defined based on a strong relationship to the environment and sustainability.
