Masterplan

AS+P was commissioned by MODON, the Saudi Industrial Property Authority, to develop a master plan for a business park centrally located in Riyadh. The site will be developed into a prestigious complex, mainly accommodating the Ministry of Commerce and Investment (MCI) and its subordinate authorities including MODON, but also offering space for commercial offices, shops, restaurants and a 4*hotel. Key element of the business park will be a series of car-free public plazas, sports facilities and parks.

To make this possible, a central underground parking garage has been designed. The two-floor underground structure offers approx. 1,900 of mostly public parking spaces, but also provides for the main access to the non-public car parks of the adjacent office buildings (approx. 3,000 additional parking spaces).

Access roads at level -1 of the parking garage serve all major traffic movements. Level -2 is primarily used for parking, but also integrates the service tunnels serving the adjacent buildings. A number of light wells and voids bring natural light into the generously designed underground car park and also serve as connections to the car-free parks and plazas above.

Transportation planning services included concept and design of the underground parking structure and transport infrastructure, traffic impact analysis of the entire project as well as the development of a wayfinding and parking management concept.
