New residential quarter for Neuperlach

Supervision of the overall process and accompanying urban design planning for the development of a residential quarter with around 750 residential units, nurseries, social facilities, retailing, and commerce in Munich’s Neuperlach district. A new urban quarter will be built here that stands out for affordable housing, spacious areas of greenery, and a new infrastructure for the entire district

HIH Real Estate GmbH intends to acquire planning permission for the construction of a residential quarter with around 750 residential units on the “northern car park” at the Siemens site in Neuperlach. In addition to apartments, the development will also feature nurseries, social facilities (e.g., a senior citizens’ meeting place), retail and commerce (e.g., a medical center). The existing parking spaces there serving the Siemens site that adjoins to the south will be moved to the “eastern car park”. Parking decks will be built there and on the Siemens site itself.

AS+P has been advising HIH with regard to this project since 2014 to enable the company to embark on the planning process on a solid basis. Together with the City of Munich, ideas were tabled for the development of the “northern car park”. To this end, among other things in-depth test designs were developed which reveal possible structures on the basis from which the key parameters for a future urban development can be derived. Parallel to this, a planning initiation and basic outline resolution is currently being prepared. As a result, further planning steps for the project can then be initiated. In the further course of the process, a two-stage, open urban development and landscape planning competition will be staged, which AS+P will organize.

Providing citizens with information is an important element of the overall process. For the preparation of the basic outline resolution, for example, a residents’ meeting was held, and further events will take place as part of the planning procedure. A new website (https://www.wohnquartier-neuperlach.de/) also serves as a platform for information and exchange between all the parties involved.
