Concept development plan
The Al Ahsa region, with its administrative capital Al Hofuf, is situated between Riyadh and Dammam. The region benefits from its strategic location along the main trade route between Riyadh (338 km) and the neighbouring countries Qatar, Bahrain and the UAE. The city is driven by its direct proximity to the Ghawar oil field (approx. 530,000 ha), the world’s largest conventional oil field. According to municipal plans, the city is expected to expand eastward, where the Ministry of Housing (MOH) controls a large tract of land, spanning nearly 200 million square meters. This land makes up the eastern edge of Al Hofuf, located along Highway 6614. The goal of the Dahiyat Al Asfar district development plan is to create a visionary blueprint for forward-thinking, sustainable urban development in Saudi Arabia. The development vision for Dahiyat Al Asfar is articulated in the preliminary master plan concept, which highlights the project's sustainable approach. The key features are: - Establishment of a polycentric city structure - Development of medium- and high-density residential and commercial clusters along the highway, with low-density residential compounds oriented towards the park and the lake - Integration of distinctive identity-forming features and tourist attractions - Creation of employment-generating business zones - Development of an interconnected park system featuring high-quality open spaces - Formation of service clusters focused on tourism and leisure - An ecologically conscious development plan aimed at protecting environmentally sensitive areas
