Overview of settlement areas
With the preparation of the Housing Masterplan drawn up by AS+P, the City of Limburg is pursuing the goal of providing a basis for municipal policy decisions with regard to future housing development and setting the course in terms of content (e.g. densities, internal development). The aim is to emphasise the focal points of a future-oriented urban development and housing policy in quantitative and qualitative terms and to derive key objectives for future housing development over the next 15-20 years. The concept is also intended to serve as a basis for decision-making for regional planning consultations, e.g. as part of the redrafting of the Central Hesse regional plan.
Procedure and important principles
The perimeter of the study covers the entire settlement area of the district town of Limburg a.d. Lahn. A large number of studies, plans, considerations and ideas already exist for the city of Limburg, which were analysed, evaluated and integrated into a holistic concept. During the development process, an overall picture was developed that also integrates the planning framework (demographics, housing requirements, urban planning situation, etc.). A simultaneous-interactive development process was pursued. This is based on the fact that initial hypotheses and proposals are put forward at an early stage and tested in the process against the facts of the analysis and the conceptual work as well as in various participations. This allowed proposals and suggestions to be modified, verified or rejected in a qualified manner. The result is an evaluation of potential areas for each neighbourhood. The project work was carried out with the involvement of the city's specialised departments and was supported by the Office for Urban Development in particular.
