The Arriyadh Development Authority (ADA) has received three different conceptual proposals for vacant parcels on the north and south sides of Orubah Road during the first half of 2015. AS+P were commissioned by the ADA to undertake a detailed land use study of the four sites. The resultant collaborative study / standards will act as a design brief or "benchmark" for the developer / investors, to help them "steer" their proposals towards delivering projects of the highest standards whilst maintaining the wider development aspirations envisaged for Riyadh. The development of these plots represents a significant opportunity to improve Arriyadh with exemplary projects that reflect the aspirations of the city. To achieve this goal a focused land study that includes development standards and general urban design guidelines was elaborated. An urban design idea was developed that ties the individual plots in a combined concept and promotes a building pattern that is reflective of the prominent and outstanding site location. Furthermore, the establishment of a "green" linear park creates a valuable link across three of the four development parcels, providing an essential amenity space within a densely-occupied area within the city.
