With the complete withdrawal of the US Army from Hanau in 2008 a total area of some 350 hectares became available for redevelopment. This includes the approx. 50-hectare-sized site of the former "Pioneer Barracks" in Hanau's Wolfgang district, and the plan now is to develop it as a new residential quarter. The plans envisage creating some 1,600 new housing units that will be spread across the heritage-listed grounds to form a "new garden city" with different types of detached houses and multi-family blocks. Together with supplementary urban usages they will form a new town quarter in Hanau. In summer 2017, the proposal put forward by AS+P GmbH won out and resulted in it being awarded multiple contracts. The striking urban structure of the grounds are reiterated in the proposal and advanced - by creating a green corset consisting of a green heart, from which "green radials" fan out into the neighboring leisure-time zone of Bulau. Interfacing urban planning and urban land-use planning AS+P was appointed to flesh out the structural concept and to prepare a legal zoning plan. The two disciplines are closely related and since August 2017 a powerful planning team has been handling the tasks. Initial work on the urban land-use planning has already started with the focus being on elaborating a proposal for the legal zoning plan that can be presented for public inspection as per section 3 para. 2 of BauGB, the German Building Code. The focus here is on the different specialist fields handling the various issues and tasks related to the conversion of the barracks and on this basis then drawing conclusions for the urban planning and inputting them into the legal zoning plan in order to establish a viable overall solution.
