The brownfield plot that is the former industrial site of printing machine manufacturer manroland AG in Mainhausen (Offenbach district) is to be converted and transformed into an attractive residential area that will feature a combination of detached, semi-detached and terraced houses, and apartment blocks. The area will also include a local store, a nursery, a playground and a special living arrangement. For this purpose AS+P, on behalf of aurelis, drew up the »MainFächer«, or »Main Fan«, a robust urban planning concept as a basis for the legal zoning plan. Cul-de-sacs adjoining open countryside and the nearby River Main will create a fan-shaped neighborhood that permits individual building lots. Several different drafts and studies of the sunlight conditions served to demonstrate the special urban design quality. Working with established consultancies, it was then possible to address legal planning and technical issues. In addition to drawing up the legal zoning plan, AS+P also coordinated the planning process, and on top of this was responsible for compiling the documents for conducting proceedings to obtain permission to deviate from the original planning objective from the Darmstadt regional authorities. Thanks to close and effective coordination with the approval authorities, relevant institutions and important political decision-makers, it was possible to pass a resolution within a year. The first buildings are due to be erected on the cleared conversion site in early 2016.
