Following the withdrawal of the US Armed Forces from Griesheim, a former military site in the southeast of the town – previously used as an airfield and for housing – has become vacant. After the area was acquired by the Griesheim Urban Development Society (Stadtentwicklungsgesellschaft Griesheim, SEGG), a cooperative urban design competition was held for invited participants in 2020, and the revised winning entry then formed the basis of the “Griesheimer Anger” land-use plan drawn up by AS+P. The aim: to repurpose the space to create urgently needed housing and green and open spaces, as well as a kindergarten. Due to the occurrence of protected flora and fauna species, woodland within the relevant area, and the location of the site directly adjacent to a bird sanctuary and an SAC as well as nature and landscape conservation reserves, plans must meet specific species and nature conservation requirements. AS+P is also coordinating other specialist issues, including transportation capacity studies, a mobility concept, traffic and commercial noise emissions, an energy concept, climate and air pollutants, and rainwater drainage. During the planning process, the interests of several neighboring in-process land-use plans also need to be taken into account through consultation. The draft land-use plan went on public display in fall 2023. Since the aims and purposes of the statutory local authority planning did not comply with all the regional planning specifications for the area to be developed, a procedure to obtain permission to depart from the latter successfully applied for in 2022. The application documents were prepared and coordinated by AS+P in line with the requirements of the Darmstadt Regional Council.
