The design plan served as the basis for the development plan process
A former industrial site that for decades was used as a cement factory and later as a depot by Dyckerhoff und Widmann AG is to be put to a new use. The regional capital Wiesbaden has earmarked the site on the south-western periphery of Wiesbaden's Erbenheim district for a mixed-use development. In 2010 Wiesbaden municipal authorities commissioned AS+P to devise a master plan. The brief was to meet the need for additional homes and commercial premises and simultaneously to consolidate and enhance essential amenities in the district's center. In addition, a new main access route in the planning area is to reduce traffic in the town center. In September 2011 the municipal council approved the master plan as an urban planning development concept and it subsequently formed the basis of the development plan that AS+P also drew up and coordinated. The current planning foresees some 450 apartments in the area in question, the majority of which will be realized as multi-floor residential buildings - 73 of them will be subsidized. A four-hectare large industrial area, a supermarket, two day care centers and a temporary elementary school are also envisaged. A spacious park area will intersect the planning area. Close to where people live and work it will provide attractive leisure space with recreational and relaxation opportunities for all age groups. It rounds out the amenities in the new mixed-use district. In June 2019 the development plan was adopted as a statute by Wiesbaden municipal authorities. The first building permits are expected shortly.
