After the last company relocated away from the site of what had once been a turbine plant in downtown Mannheim it became necessary to redefine the area in question in urban planning terms. In 2020, AS+P had drawn up an urban masterplan that envisaged developing a modern, future-oriented location with both manufacturing facilities and offices and, among other things, continuing to use buildings which represent prime examples of a certain historical era. On this basis, AS+P has prepared the current legal zoning plan. To this end, all aspects relating to planning law were discussed in collaboration with Aurelis Real Estate GmbH, the City of Mannheim, and the various offices handling the relevant expert reports. As a result of the consultations, a large number of the insights gained were inputted into the planning stipulations set in the legal zoning plan. These included, for example, the regulations concerning adequate noise protection for neighboring residential properties in the form of a noise curtailment scheme. The possible shading effect across the existing buildings in the surroundings that would be caused by a new structure was also investigated. The plan is to continue to use an existing goods rail track, and this was factored into the deliberations and the stipulations. Other matters such as dealing with possible toxic waste in the ground, drawing up an energy strategy and provisions for rainfall drainage were taken into account in the legal zoning plan in view of planning law requirements. The legal zoning plan was approved by the City of Mannheim in May 2022. The architects at AS+P are now using it as the basis for a high-grade urban design.
