The City of Weinheim is planning to develop the "Allmendäcker" residential area on a site sized approx. 6.3 hectares located on the southern perimeter of the Weststadt district. The intention is to be able to respond as quickly as possible to the looming demand in particular for affordable housing among large sections of the population. In 2016-7, with the active participation of the general public, AS+P first drew up an urban development concept for the planning area, and this was then discussed and advanced in two public events parallel to the planning process proper. The objective is to develop a residential area with different typologies that will blend in with the existing fabric of the Weststadt district, while at the same time redefining the boundary between the town and the adjoining countryside. The urban development structure will be developed step-by-step as this will enable demand-oriented implementation of the plans. In late 2016 the local council adopted the concept that had been drawn up as the basis of the further development of the planning area and the urban design objective of the legal zoning plan. General Residential Areas have been defined to provide clarity and certainty with regard to the legal planning of the volume of houses envisaged. Different building typologies will potentially ensure a wide range of housing is offered appealing to broad sections of the population. Recreation and relaxation facilities, ideas for which were gathered in a civic competition, will be created for the area of greenery directly adjoining the residential area. In April 2018 the Weinheim local council adopted the legal zoning plan as a by-law. The town of Weinheim is endeavoring to implement the plans in a timely manner.
