Site recycling prize 2025 for the Glückstein district in Mannheim

On 10th of March 2025, the ‘Glücksteinquartier’ project in Mannheim received the Baden-Württemberg 2025 site recycling award. This prize, which is awarded by the Ministry for Regional Development and Housing of Baden-Württemberg, the Baden-Württemberg Chamber of Architects and the Baden-Württemberg Association of Towns and Municipalities, honours outstanding development projects that combine housing, business parks and quality of life for local people in an exemplary way, without taking up any more valuable land.

The Mannheim Glückstein district has been a success thanks to its coherent overall concept, which features a location-appropriate urban density, green spaces, a mobility concept and a modern architectural language. Around 750 apartments and 4,600 jobs have been created there in a successful mix of apartments, offices, restaurants and service providers.

AS+P has been continuously involved in the planning of the district for many years:

As early as the late 1980s, AS+P prepared an urban planning report on the development of a service location around the railway station in Mannheim. In the 1990s, a feasibility study for the Mannheim 21 project was further developed with AS+P. At the beginning of the 2000s, AS+P organised the realisation competition for the urban redevelopment of the area south of the main railway station. Based on the winning design by ASTOC Architects & Planner from Cologne, AS+P then developed the legal site plan, which is the basis for the development as it presents itself today.

AS+P was also closely involved in the development of the legal site plans for the Victoria high-rise in the west and the Heinrich-Lanz-Carrée in the south, which were related to the Glücksteinquartier project.
