In order to assess the properties of the AREATIS Real Estate Company, whose holdings are distributed over a number of locations throughout Germany, AS+P has developed a goal-oriented portfolio analysis. In terms of the magnitude of their present use, their overall quality, and their future potential for achiving economic value, the holdings are strongly divergent in character. Therefore, as the basis for establishing a corporate real-estate management firm, all properties were analyzed from an urban-planning perspective with special reference to their suitability for future development. Above and beyond documenting the location and dimensions of each property, the individual site's relevant attributes were carefully assessed, and data was compiled and evaluated concerning its potential for - and restrictions on - further development. In addition, an appraisal was executed detailing the context of each site in regional, time-related, and use-specific terms respectively. The result is a comprehensive portfolio of "fact files" for all sites examined (each one designed to facilitate periodic updating), as well as a summary conclusion and general overview.
