The City of Darmstadt is developing a new residential quarter on the approx. 34-hectare site of Cambrai Fritsch Barracks and Jefferson Village. The structural concept drawn up by an interdisciplinary team of urban, open-space, and transport planners at AS+P establishes the framework conditions for the realization of a vibrant neighborhood with short distances for approx. 3,000 residents. In particular, a wide range of housing, a good supply and social infrastructure as well as high-quality active open spaces will characterize the low-traffic quarter. The mobility concept focuses on a wide range of local public transport, cycle and footpaths, and car-sharing. Private parking spaces will be grouped together in district garages, making roads more attractive due to the reduced level of parking. As a central, spacious area of greenery, the landscaped steps structure the new settlement and link it with the pathways in the surroundings. Alongside features such as neighborhood gardens and play and movement zones, there will also be retention areas. Further footpaths will run through the quarters from east to west and at the neighborhood plazas will boast play and recreational areas close to home. Striking mature trees and protected shrubs will be integrated in the new green structures, while important routes will be lined with trees. For the shrubbery that will be newly planted, species and types will be proposed which are appropriate for the location and have been adapted for future climate changes.
