The planned new building on Eisenbahnstraße south of the Neckar River in Tübingen consists of three 4- to 6-storey buildings and a shared basement containing tenant garages, cellars, bicycle parking spaces and technical rooms. The three buildings will have a total gross floor area of approximately 10,500 square metres (above ground) and will contain a total of 97 flats ranging in size from 37 square metres to 118 square metres, each with two, three or four rooms.
The buildings enclose an inner courtyard and form a block perimeter due to their location. The closed structure to the north shields the inner courtyard area from the railway tracks, while the other two structures provide access from the east and west. The inner courtyard is divided by paths, a central green area with play areas for children and individual tree-covered planting islands. To the south, the area opens onto the new boulevard. Commercial space is planned for the ground floor areas facing the boulevard. The façades of the buildings are given a vertical structure by mostly vertical window formats, which are overlaid by balconies and loggias. The components are further structured and areas accentuated by the use of fascias, cornices and plaster elements. The façade surfaces of the buildings vary between plaster and clinker façades, with panels and façades clad with natural stone strips, thus contributing to the clear legibility of the individual components.
