With the residential development at Güter­bahn­hof, a new residential and commercial ensemble was created on Eisenbahnstraße, south of the Neckar in Tübingen. The project defines the urban block along the boulevard and gives it a clear spatial edge. On the 3,990 sqm site, AS+P planned a perimeter block development for aurelis Real Estate GmbH & Co. KG, comprising three building volumes with 97 apartments and commercial units on the ground floor.

The core task was the design of three buildings with four to six storeys and a shared basement accommodating a residents’ garage, tenant storage rooms, bicycle parking and technical rooms. Across an above-ground gross floor area of 16,106 sqm, apartments ranging from 37 to 118 sqm were organised. The aim was to combine high-quality housing with a clear urban structure and well usable open spaces.

A defining feature is the arrangement of the building volumes around a protected inner courtyard. AS+P developed a perimeter block structure that shields the courtyard from the railway tracks while providing access from the east and west. Pathways, a central green space with play areas for children and tree-planted landscape islands structure the courtyard and create a high-quality place to spend time. The façades are vertically articulated by predominantly upright window formats, balconies and loggias. Window surrounds, cornices, rendered elements and surfaces in render, brick, panels and natural stone slips reinforce the legibility of the individual building components.

The result is a residential quarter that brings urban density, open-space quality and a mix of uses into a balanced relationship.
