The residential building, which dates from 1965, is located to the northwest of downtown Munich in the Moosach district and comprises two blocks facing each other, each with nine storeys. The 54 residential units, which range from single-room to 3-room apartments, are accessed via a spacious stairwell with an elevator. The Georg-Brauchle-Ring stop on the U1 subway is right next to the property, but not directly accessible from it. Based on a concept devised by AS+P, the residential building was refurbished energy-wise in accordance with the stipulations of the 2014 German Energy Saving Decree ( EnEV) and extended, with priority being attached to a sustainable integrated refurbishment concept. In addition to upgrading the building fabric the aim was primarily to optimize energy consumption and by association reduce CO2 emissions. The need to be able to conduct the refurbishment work while the building is still inhabited was an important aspect here. Furthermore, the height of the building was raised by an additional storey with two apartments. With a view to avoiding the requirements for high-rises with regard to fire prevention, the structure's second escape route was built via a spiral staircase to a rescue platform on the 8th floor. Another storey was added to the main stairwell and the elevator. In addition, six micro-apartments were integrated in the southern structure, and the entrance was moved to the southern side. As well as increasing the rental space, this measure made for a more compact building shape and created a prestigious new entrance and a stand-out structure. The new pathway system zones the plot of land into multi-use outside areas that are a pleasure to linger in with a direct link to the U1 subway stop.
