Existing building with retail space on the ground floor and six standard storeys
AS+P won a tender and is planning the energy-efficient renovation, extension and conversion of a commercial property in Frankfurt's Sachsenhausen-Nord district for ALDI SÜD Projektentwicklungs-GmbH. The centrally located building offers retail space on the ground floor and will feature a mix of apartments tailored to local needs on the upper floors. The existing building will be extensively renovated and extended with a modular timber-frame penthouse. For the restructuring, the building will be gutted down to its shell, redesigned and fitted with a prefabricated façade. The commercial use of the ground floor will not be restructured. The building services will be converted to heat pump technology, among other things, to make them future-proof and will be supported by photovoltaic systems for renewable energy. It will be accessed via Oskar-Sommer-Straße. The existing bypass with parking spaces for retail will be covered. The resulting space on the first floor will provide acoustic insulation for the commercial premises and create open space for residents with green areas and a playground. The building is architecturally characterised by four cubes arranged in a twisted pattern on the base floor. Visually, the building sections are linked by curtain balconies and surrounding horizontal façade elements. A total of 83 needs-based residential units ranging in size from 45 to 130 square metres with 2 to 5 rooms and spacious outdoor seating areas will be created on six standard floors and the penthouse floor. The parking spaces will be located in a single-storey underground car park beneath the building. The construction project meets the KfW Efficiency House 55 EE standard.
